CHOOSING A REALTOR®Choose a REALTOR® that you you are comfortable working with. It should be an agent who is familiar with the area in which you want to purchase your home. Before making your choice, an agent should meet with you and discuss the buying process, your financial plans, your needs & wants, and explain all the costs to be expected.
HOUSE HUNTINGI use the MLS® System and search the latest listings to find homes that match your needs & wants. After short-listing the homes, I co-ordinate a viewing schedule that works with you, pick you up at your home or office, and take you out to view them. After each home, we will review what we saw and either eliminate it, or keep it for further consideration.
HOW MANY HOMESThere is no formula to determine the number of homes to see before you find the right one. Some buyers buy the first one, others - even if they know the first one is "the one" - like to view more homes just to be sure. Some buyers may take longer if they have more specialized requirements. Whatever the case, I show you homes until you find the right one. No Limit. No Pressure.
THE OFFERAfter finding the home you like, we will sit down and write an offer on the terms you choose. Typical subject clauses such as inspection, financing, disclosure, strata details and others, will be added as needed. As your agent, I will then personally (circumstances permitting) present the offer to the seller on your behalf. Sometimes the offer process may go through a counter-offer process before an agreement is reached, but not always.
SUBJECT PERIODOnce an offer has been accepted by both you and the seller, we will need to remove any subjects before the deadline. As your real estate agent, I will arrange for an inspection, work with your lender to confirm financing and coordinate any other actions that may be necessary to allow you to remove your conditions.
WAITING THE MOVEAfter your subjects are removed, you will have some time to organize the set-up of electricity, gas, cable, etc. You should also start packing and arrange for movers. Otherwise, not much happens until the week of closing. At this point you will meet with your lawyer or notary and sign the final documents. Once the sale is completed and title registration is affirmed, I will arrange keys for access on move in day!
